Staging With a Modern Flare

This gorgeous historic home has just hit the market in Wilmington, and is packed with many perks and surprises! Not only did it provide an opportunity for me to step out of my box of style, but we have formed a connection with a local artist who provided some BEAUTIFUL pieces to really highlight the space and style of this home.

Staging

We were asked to stage the living areas in this stunning 3 bedroom, 2 bathroom home. Upon seeing the home, I knew it would prove a fun challenge for me. If you follow my work, you know my style is very coastal in color and design. Clean modern lines, but soft around the edges. Mostly cool colors. I knew in order to make this home shine, it needed a modern look that was bold, sharp, and out of my box.

I worked with the sellers on existing paint colors and fixtures, only painting and making replacements where needed. It’s amazing how something as small as a light fixture can make the biggest difference in a room. Take the great room, for example. This was the existing fixture:

The brown pendant was too small for the large great room. But I found the kitchen nook provided the perfect place. Here’s a before of the nook, and after with the relocated fixture as well as staging.

When you walk into this home, you are greeted with this inviting set up with a blast of color and preview of coming attractions. Do you see that piece of abstract art? Provided by local artist Brad Carter and entitled “Never Alone,” this painting truly makes you want to walk through and see what this charming home has to offer!

To the right, you will find a modern kitchen with a breakfast nook that is bright and a perfect way to start the day.

 

Continuing through the house, you will find bedrooms on each side of the long hallway, along with a full bathroom. The long hallway eventually leads to our favorite part of the house. The great room. You saw the “Before” picture. I am going to share that again of the living space, as well as of the bar.

It’s a big room. With a very bold contrast in color. To show well, this room needed to be grounded and decorated well. This space is a DREAM family hang out space. And additionally a dream for those who like to entertain. Wall of windows. Modern glass fireplace. Generous area for seating. Wet bar. I know you’re ready for the photos.

The bar is a major perk. When you show what it feels like with staging, the result is a whole other level!!!

I am so grateful that Brad Carter provided yet another stunning piece that looks like it was made for that fireplace! This one is entitled “Yet to Be Seen.”

This room leads out to a HUGE deck that overlooks Burnt Mill Creek and Wallace Park. From cookouts to celebrate special occasions, to quiet family evenings. This space provides it all.

The upstairs boasts of a master suite with his and hers’ closets, spa-like bathroom with walk in shower AND soaking tub, and a private balcony. We did not stage this space, as it very much speaks for itself!

We are so blessed with the opportunity to assist the sellers in getting this home staged and ready to sell. Buyers make quick decisions as they flip through the MLS as to which properties that are interested in viewing. Having your property staged AND photos taken by a professional real estate photographer is essential. But those are just the icing on the cake of an outstanding, authentic real estate agent.  Choose a great team, and you will have a power listing with an agent who will work hard to bring the sale!
